What's Open in Downtown Wellen Park This Fall (2026)?

September 24, 2026

Walk down Wellen Park Boulevard this month and something has changed since spring. The gaps between Villani & Co. and Foxtail Coffee, the ones that sat behind construction fencing through most of 2025, are gone. Storefronts that existed only as renderings on Wellen Park's website a year ago now have lights on, chairs out, and people in them.

The timeline behind those new storefronts helps explain how the phase came together.

From Preleasing to Opening

Downtown Wellen's first phase opened in early 2023, with businesses filling in through that fall. It took months, not a single ribbon-cutting, but the pace was steady enough that nobody tracked the gap between announcement and reality.

Phase II moved differently. Wellen Park announced the second phase on September 30, 2024, describing 44,000 square feet of new retail and restaurant space that was already 65 percent preleased. By the time construction was underway, the space had reached 100 percent preleased status, and the developer's own materials pointed to a first-quarter 2026 opening. That date slipped to "spring and summer 2026" in later announcements. By September 2026, SRQ Magazine reported that the newest businesses were "now open or soon to be opening,".

Here's what that looked like tenant by tenant, based on the timelines businesses themselves gave to local reporters:

The retail and services side largely hit its spring window. The restaurants ran later, which tracks with how commercial kitchens typically lag behind boutiques and studios in build-out time. Either way, the practical result for anyone walking downtown this month is the same: the block finally looks like what the renderings showed two years ago.

Who Actually Signed the Leases

The generic version of this story treats new tenants as a list of categories: a restaurant here, a boutique there. What gets lost is that most of the people behind these storefronts weren't outsiders betting cold on a master-planned community. They were already working the Gulf Coast.

Darel and Stephanie Albin, the couple behind La Maison, already run Sassy Tarts Bakery in Englewood. Christine and James Griffith, whose salon opened this spring, have been cutting hair on the Gulf Coast for more than 30 years and are known locally as Englewood residents. Keelie Bloom, who opened Seaside & Co., already owns Seaside Chic Boutique in Venice and Beach Daisy on Sanibel Island, and brought a coastal retail formula she'd already tested in two other markets. Danielle MacConel moved her boutique concept south after building a following in Hopewell Junction, New York, and now lives in Wellen Park herself.

Spiros Stogiannis, the Massachusetts transplant behind Easy Does It Comfort Kitchen, has described the restaurant as the culmination of 16 years running comfort food concepts, and this is his third location in the family of eateries he's built. Wellen Park's president, Rick Severance, has pointed out that several of the new tenants are themselves Wellen Park residents, which is a detail worth sitting with. The people filling in downtown aren't testing whether the community works. They already live inside the answer.

What's Still Not Open

Some elements from the original list remain pending.

The Wellmar Hotel broke ground on January 20, 2026, as a five-story, 149-room Marriott Tribute Portfolio property with a rooftop bar overlooking Grand Lake. But even the two most recent reports on its timeline don't agree with each other. The Business Observer's coverage of the groundbreaking put the opening in the fourth quarter of 2027. A Town Chronicle story from the following month described an opening "anticipated sometime in early 2028." Either estimate puts the hotel more than a year out from today, so anyone picturing a rooftop bar as part of this fall's downtown experience is picturing something that doesn't exist yet.

The Three Weekends That Actually Matter This Fall

None of the above changes the weekly rhythm that's already running in Downtown Wellen. The Fresh Harvest Farmers Market sets up every Sunday with produce, seafood, flowers, and plants. Friday Night Live puts a band on the Solis Hall stage from 6 to 9 p.m., no RSVP required, lawn chairs welcome. That pattern held through September, including a No Filter concert with a fireworks finale on the 4th that kicked off the fall calendar.

What's different this year is what those weekly nights lead into. The Spooktacular Halloween event lands on October 30, with trick-or-treating and music for families. The Wellen Park Wine Festival returns November 13 and 14, and in past years that weekend has paired nearly 40 vintners with food from Downtown Wellen's restaurants, a detail that means more this year than last because there are more restaurants to pull from. The Fine Art Festival follows close behind on November 21 and 22, free to attend, running both days from 10 a.m. to 5 p.m.

Stack those three dates against the tenant list above and the timing stops looking like coincidence. The restaurants that finished their build-out over the summer are opening directly into the season when Downtown Wellen draws its biggest weekend crowds. A wine festival built around tasting food from local restaurants works better when there are more of them to taste from.

What This Fall Brings

Downtown Wellen's own language has always leaned on a live-work-play idea, the notion that residents shouldn't have to leave the community for daily needs. Phase II was announced in September 2024, with the expected opening moving from the first quarter of 2026 to spring and summer 2026. Businesses began opening in 2026.

The Wine Festival and Fine Art Festival aren't new. This fall, new restaurant and retail tenants are joining Downtown Wellen's event season.

If you're the kind of resident who tracks this stuff the way I do, the practical takeaway is simple: this is the fall to actually use downtown, not just watch it get built.

I spend a lot of my time touring new construction communities across the Gulf Coast and staying in touch with the sales and development teams behind them, Wellen Park included, so when I hear questions about what's real versus what's still on paper, I try to have an actual answer. If you're curious about how a specific pocket of Wellen Park is shaping up, or you want to know which businesses have opened and which are still planned, reach out. I'm happy to compare notes.
