"Buyer is subject to qualification that includes, but not limited to, a minimum of 10% down, a minimum credit score of 740, owner occupancy requirements." That sentence is in the small print of Lennar's fall flyer for Wellen Park Golf & Country Club. The large print on the same flyer says the buyer will save $277 a month for seven years.
Both statements are true. They describe one discount, and only a certain buyer can claim it. That idea runs through every comparison between new construction and resale in Wellen Park this fall. A resale home's list price is the same for every buyer who walks in. A builder's advertised payment is a price offered to one type of buyer: someone financing, with strong credit, who uses the builder's own lender and accepts the builder's terms. If you compare the two before you know which type of buyer you are, you are comparing two different things.
Here is what three builders active in Wellen Park are offering as of October 12, 2026, and the conditions attached to each.
| Builder and community | Advertised offer | Contract window | Conditions attached |
|---|---|---|---|
| Lennar, Wellen Park Golf & Country Club | 4.875% promotional 7/6 ARM, 6.030% APR | Sept. 9 to Oct. 18, 2026 | 10% down, 740 minimum credit score, owner occupancy, limited funds, financed through Lennar Mortgage |
| Taylor Morrison, Esplanade at Wellen Park | 5.49% conventional fixed, 5.60% APR, 9-month rate lock during construction | Sept. 16 to Oct. 31, 2026, closing by June 30, 2027 | To-be-built homes, owner-occupied, conforming loans, $225,000 minimum loan, pre-application with Taylor Morrison Home Funding before you make an offer, closing agent chosen by the seller |
| M/I Homes, Palmera at Wellen Park | Up to $50,000 flex cash | Oct. 8 to Nov. 8, 2026 | Select to-be-built single-family homes, closing-cost portion capped at $25,000, closing through M/I Financial |
The Lennar rate is an adjustable-rate mortgage. It stays fixed for seven years, then adjusts every six months beginning in year eight. The flyer's $3,091 monthly payment is based on a $299,499 home with 10% down. It also folds in an estimated $1,664 for taxes, insurance and HOA fees, and the flyer warns that "payment obligation will be greater." Taylor Morrison's 5.60% APR assumes a $500,000 purchase, 20% down and a 780 median credit score. The M/I flex cash can go toward closing costs, upgrades and design options. It cannot be used for the base price, lot premiums, bonus rooms or pools.
Neither builder makes its own lender mandatory for buying the home. Both make it mandatory for getting the promotion. Lennar's disclosure says use of Lennar Mortgage "is not required to purchase a home." Taylor Morrison says buyers must use both its affiliated lender and the closing agent it selects "to receive the finance Promotion." If you leave the builder's lending process, you leave the discount behind with it.
These offers don't sit still. Wellen Park's September incentives roundup listed limited-time offers from nine builders: David Weekley, D.R. Horton, Homes by WestBay, Mattamy, M/I Homes, Pulte, Lennar, Taylor Morrison and Toll Brothers. The offers took several forms:
All of those windows have closed, and none ran much longer than a month. So when you price a specific new home in Wellen Park, you are pricing it for a specific contract date. Write the offer four weeks later and you may be looking at a different set of numbers.
This is where resale homes compete on different terms. In August 2026, cash purchases made up 37.3% of Sarasota County single-family closed sales, according to the REALTOR® Association of Sarasota and Manatee. A buyer with no mortgage gets nothing from a rate buydown.
Builders know this. Taylor Morrison's Esplanade flyer, headlined "October Offers," also carried a second, separate deal. All-cash buyers could get a price reduction of up to 5% of base price, for contracts signed Sept. 16 through Sept. 30. That cash offer has expired, while the financing offer runs through Oct. 31. On one page, the builder priced the same house two ways depending on how the buyer pays: a lower rate for borrowers and a lower price for cash buyers.
For a buyer comparing homes, a Wellen Park resale and a nearby new build might show similar asking prices. Still, the real gap between them depends on whether you are financing, on your credit score and down payment, and on whether you are willing to use the builder's lender and closing agent. A cash buyer comparing those same two homes is back to comparing prices.
Builders could cut prices directly. Lennar did some of both. In its third-quarter 2026 results, released Sept. 16, the company reported an average sales price of $372,000, "reflecting approximately 12.0% in incentives, along with base price adjustments." The same release reported $129 million in operating earnings from Lennar's Financial Services business, which provides mortgage, title and closing services mainly to people buying Lennar homes.
A Forbes contributor analysis from Sept. 4, 2026 laid out the reasoning. Builders use their in-house mortgage companies to sell buyers on a monthly payment rather than a lower home price. Buydowns can also protect appraisals, comparable sales in the neighborhood, and the equity of earlier buyers.
That reasoning matters in a community this busy. A Your Observer report from July 2026 said Wellen Park had 727 sales by midyear, ranking it third among the four highest-selling master-planned communities in the national ranking it cited. Every one of those closings becomes a comparable sale for the next appraisal. When the discount goes into the loan, the recorded sale price stays higher, and that recorded price is what a future resale seller in the same village gets measured against.
A resale seller isn't limited to cutting the price. Agency rules let a seller pay toward a buyer's closing costs or rate buydown, up to set limits. These are the published caps for "interested party contributions," the category that includes seller payments:
Fannie Mae's Selling Guide adds two limits that matter in practice. The percentage is calculated on the lower of the sale price or the appraised value. And contributions can't exceed the borrower's actual closing costs. Seller-funded buydowns count toward the cap. Builders work under these same limits. Both the Taylor Morrison flyer and the M/I offer say the promotion is subject to maximum seller contributions or agency limits.
Here is how the math works. Take a home that sells and appraises at $470,000, which matches the county median, with a conventional loan at 80% loan-to-value. The cap would be 6%, or up to $28,200, and only as far as the buyer's closing costs actually go. If the appraisal comes in lower, the cap shrinks with it.
A builder's pooled-rate program and a single seller's buydown are not built the same way. Lennar's flyer notes that the builder's rates draw on "limited funds." Taylor Morrison describes a fixed rate it locked for "a pool of funds." A resale seller's contribution is negotiated for one contract with one buyer. It goes to whichever lender that buyer picks.
The most recent county figures available as of today come from RASM's August 2026 report, released Sept. 16. The next release is scheduled for Oct. 16. These are Sarasota County totals, not Wellen Park numbers.
| Sarasota County single-family, August 2026 | Figure |
|---|---|
| Median sale price | $470,000, down 1.1% year over year |
| Closed sales | 646, up 0.8% |
| Active listings | 2,619, down 20.8% |
| Months' supply | 3.7 |
| Median days to contract | 47 |
| Median share of original list price received | 94.7%, versus 92.3% in August 2025 |
Your Observer's Sept. 22 report on these numbers said seller leverage had improved in Sarasota County. Fewer listings and a higher share of asking price give a resale seller more room than a year ago. Meanwhile, builders keep resetting their monthly offers. The research found no source that measures whether builder incentives are pushing down resale prices in Wellen Park specifically. What the documents do show is how the competition works. Builders compete for financed buyers through rates and loan programs. For cash buyers, resale homes and the occasional builder cash offer compete on price.
Do I have to use the builder's lender to buy a new home in Wellen Park? Lennar's and Taylor Morrison's disclosures both say using their affiliated lender is not required to buy the home. It is required to get the promoted rate.
Is the Lennar rate fixed for the life of the loan? No. It is a 7/6 ARM. The rate is fixed for the first seven years and adjusts every six months starting in year eight.
Can a resale seller offer a rate buydown the way a builder does? Agency guidelines allow seller-funded buydowns. They count toward the same contribution caps that apply to closing-cost help, and those caps are based on the lower of price or appraised value.
When do the current offers end? Lennar's Wellen Park Golf & Country Club window ends Oct. 18, 2026. Taylor Morrison's Esplanade financing offer ends Oct. 31, 2026. M/I Homes' Palmera flex cash ends Nov. 8, 2026.
